Terms & Conditions

• Minimum three nights stay.
• Payments may be made by bank transfer, credit card (Visa or MasterCard only) or cheque.
• Deposit required to confirm your booking is 10% of the total cost or an amount equivalent to the first night, whichever is greater.
• Balance of payment must be made by 14 days before arrival, or on booking if made within 14 days of arrival.
• Check in - 2 pm.
• Check out - 10 am.
• Late check may be available, however, if there is a back-to back booking then a late check out will not be possible.
• To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
• The number of guests should not exceed the number stated on the booking confirmation or that subsequently agreed in writing.  Fees will apply for excess guests not agreed in advance with the owners.
• Smoking inside the apartment is not permitted and a fee for cleaning and deodorising will be charged for non-compliance.
• Parties and Functions are strictly prohibited. The price charged is for domestic and not commercial use. Accordingly the rate does not allow for the extra costs associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.
• Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10 am at the latest, to allow time to prepare the property for our next guests.
• Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
• Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
• Linen, bath towels and beach towels will be supplied. Bath and beach towels are the guests responsibility and any lost or stolen towels will be debited to your account.
• Loss - the owners take no responsibility for the tenant’s personal property. 

Cancellation Charges

• More than 14 days before rental start date: fully refundable except $50 administration fee.
• Less than 14 days but more than 7 days before rental start: 50% of total cost of stay.
• Less than 7 days before rental start: forfeit full cost of stay.
